Tips To Update Your Home To Attract Buyers

Now that school is out and you've made the decision to put your home on the market, you want it to look fantastic. The first step is the de-clutter and do a deep cleaning, but where do you begin with the cosmetic updates?

Investing in a face lift for your home might be well worth the money and time. Nationwide it has been reported that certain paint colors in specific rooms can impact the sale price of a home. Buyers tend to perk up when they see things like stainless steel appliances, granite counter tops, and subway tile that is easy to clean. That isn't new this year, but they tend to be things buyers appreciate.

Today's buyer is looking for natural and fresh design elements that easily blend between varying styles, from traditional and tailored to ultra-cool and modern. Many newly constructed homes on the Westside of L.A. tend to lean more towards modern and a lot of white.

Paint Matters

When it comes time to shoot photography & videos for the listing, natural blue tones or gray looks best on walls. Some contrast is best with the home furnishings. Many times home sellers think it's a good idea to just paint all the walls white, but we wouldn't suggest it. Have a color flow throughout the house and make sure not every room is a different color.

Everything Else Matters Too

In addition to a fresh coat of paint, updating the counter tops in the kitchen and bathroom areas give a completely new feel to the space. Flooring is also very important. Gone are the days where buyers want to see carpet everywhere. High end plush carpet in the bedrooms is appreciated, but wood flooring is preferred throughout the house. If you're going to pick a laminate wood flooring, don't go with a really dark color. Dark shows the scratches and dirt too easily and for those buyers with OCD, they don't want to spend time cleaning the floors twice a day. Trending right now are the wider planks of the more natural looking wood. More forgiving in high traffic areas and if a buyer has pets or kids.

Test Your Options

Start by buying some throw pillows, window coverings, area rugs, and some indoor plants to add new life to your living room and bedrooms. Try different colors out to see what looks best. Pops of color are nice to see, but don't go too crazy! Buyers like the idea of tranquility, so stick to bright and clean colors like hues of gray and blue to create that feeling in the home.

White counter tops and white cabinets seem to be all the rage right now with new construction and it is appealing to many buyers. Don't be afraid of adding some contrast such as wood block counter tops on the kitchen island for example. Contract with colored subway tile also gives the kitchen a little sparkle.

Outside Oasis

Don't neglect the front yard and back yard of your home. If you make the inside look amazing and the outside is a mess, some buyers struggle with that. You don't have to spend a fortune, but make it look tidy and add some plants or flowers with color. Stage a little bistro table or patio table in ideal spots in the yard, so that buyers can envision themselves entertaining or just relaxing outdoors. Don't Feel Too Overwhelmed
